Long-Time Property Operators Recognize Benefits of PermaFrost
The founders and officers of PermaFrost Hotel & Apartment LP
bring many years of commercial property development, management and
operational experience to the enterprise. The Wilkins family helped to
pioneer the extended-stay all-suite hotel concept in the late 1970s as
an extension of their apartment business. They developed the Lexington
brand, which was the first hotel chain to offer all-suite properties
with full kitchens. They successfully catered to both nightly and
extended stay guests for the ensuing decades by accommodating to the
changing hospitality marketplace.
In the early 1990s, they saw the need for a hotel reservations
company that specialized in representing all-suite hotels, and created
The Suite Connection. This operation grew rapidly, leveraging its new
technology, and in a short time included thousands of hotels of all
types, worldwide, operating under the Lexington Services Corp. name.
They sold the reservations company in the late 1990s, and focused on
other property development projects.
In 2004, hotel industry veterans Michael G. Wilkins, Ricky A.
Wilkins and Eugene Harris, who operated Lexington Hotel Suites and Inns
and were founders of the Dallas-based hotel representation and
reservations company Lexington Services Corp., joined forces again to
develop a new third party hotel representation service, GenaRes. In its
first year, GenaRes has signed over 1000 hotels, with customers that
include Americas Best Value Inn, AAHOA (the Asian American Hotel Owners
Association), Korman Communities (apartments), Italy's Hotel Marketing
Solutions (HMS) and hundreds of independent properties.
Invention Meets Opportunity
In 2005, a year that saw increases in energy costs to rival those of
the 1970s, this same team discovered a product that offered property
owners an opportunity to reduce the costs of operating all their
cooling systems, from air conditioners to ice machines. In addition to
reducing the cost of cooling, this product, PermaFrost, by reducing
compressor run-times, lowered other costs by extending the life of
expensive HVAC equipment.
PermaFrost International Inc. is a Houston, Texas based
Corporation founded by PermaFrost inventor, Toni Sgarbi and his
marketing and administrative partners Don Shriver, Joe DeLorenzo, and
Narin Sehgal. As the inventor of PermaFrost, Tony has spent the last
ten years testing and marketing his
revolutionary product in the commercial and industrial markets,
primarily in Asia and Australasia where energy has been an even greater
concern than in the United States.
Today, in partnership with PermaFrost Hotels & Apartments LP, PermaFrost is ready to be launched into the commercial property marketplace, worldwide. PermaFrost Hotel & Apartment LP,
as its name implies, while primarily focusing on the hotel and
apartment markets, will also cater to other property operations that
are greatly affected by the costs of cooling: restaurants, hospitals,
schools and educational facilities, etc.
Formula for Success
As apartment operators in the 1970s, the founders of PermaFrost H/A
LP, recognized the changing trends and needs of travel, helped pioneer
the all-suite concept and enjoyed success of recognizing a need and
filling it. As operators of all-suite hotels, they recognized changing
trends in reservation system needs, and the opportunity that new
technologies afforded, and created a reservations company that became
one of the largest in the industry.
Now, as long-time property owners and operators, they see
another opportunity to fill an ever-increasing need. How to control
